The Planning Commission voted to recommend that City Council rezone approximately 1.971 acres on the south side of East League City Parkway from Public/Semi-Public (PS) to Neighborhood Commercial (CN).
Mark Langeblatt, planning manager, said the parcel — the former UTMB laundry facility — is vacant and that CN zoning would be consistent with nearby uses along the League City Parkway corridor and with the comprehensive plan. “The applicant is requesting to rezone the property to neighborhood commercial, which is consistent with the surrounding area,” Langeblatt said, and staff recommended approval.
Property owner and nearby dentist Ramsey Sammand, DDS, spoke from the audience and described plans to use part of the site as an in-house dental laboratory and to lease the remainder for offices or retail. “The plan is to have... more of in house dental lab that I can do the cases that we need to submit for anything involving implants or cosmetic dentistry,” Sammand said, adding that the location suits his dental practice and would provide rental opportunities for other tenants.
A commissioner moved to recommend approval of the rezoning map (MJS Plaza); the motion was seconded and the commission voted in favor, carrying the recommendation to City Council for final action.
