League City planning commission recommends rezoning of McFarland Road parcel for single-family home

The League City Planning Commission voted to recommend that City Council rezone approximately 6.074 acres along McFarland Road from Public/Semi-Public (PS) to Residential Single-Family 7 (RSF-7).
Mark Langeblatt, planning manager for the city of League City, told the commission the parcel is part of a larger 100-acre tract that falls within the recently approved Westside master plan and that the applicant is requesting rezoning of just the six-acre portion so the final development aligns with the master plan. “The applicant does just want to construct a single family home on the property,” Langeblatt said, adding that staff found minimal traffic impact and recommended approval.
Applicant Caleb Abfill introduced himself and said the family plans to build one house on the site. “We’re gonna build a house there. We have 3 little kids, my wife and I,” Abfill said, noting he and his father-in-law own the larger tract and deeded six acres to align with the master development plan.
Commissioners asked for clarification about ownership and the use of the remaining tract; Abfill confirmed his family holds title to the full 100-acre tract and that the current request is limited to one residential lot. After brief discussion, a commissioner moved to recommend approval of rezoning map 2500073102 to RSF-7; the motion was seconded and the commission voiced approval and carried the recommendation to City Council.
The item will be forwarded to the Jan. 27 City Council meeting for final action.
