Staff planning manager Mark Lanishman told commissioners the proposed site would be combined with an existing two‑story self‑storage property to create a single, roughly 3.75‑acre facility. Lanishman said staff’s findings show the expansion is consistent with the League City comprehensive plan, would have minimal traffic impact, and would include drainage and landscaping improvements. Staff recommended approval with conditions including a 24‑month SUP timeline, a required plat to combine parcels, prohibitions on storing pods or similar containers, and landscape/screening requirements.
During commission questions, Assistant City Engineer Matthew Brown said the development would be required to meet League City’s drainage criteria, including two feet of freeboard above the 100‑year event and additional elevation checks tied to the 500‑year water‑surface elevation where applicable. Brown said permit‑level engineering review would ensure adjacent properties are not adversely affected.
A public hearing was opened and closed with no public commenters. After discussion, a commissioner moved to recommend approval and the motion carried. The commission’s recommendation will be forwarded to the city council as part of the application package; council will consider the ordinance amendments and the SUP at its December meeting, staff said.
If approved by council, the SUP would be subject to the conditions outlined by staff and to plan‑review and permitting requirements, including the city’s drainage standards.
