Leander planning commission postpones Pulte rezoning after debate over water rules and 45-foot lots

The Leander Planning & Zoning Commission voted 6-1 to postpone consideration of zoning case Z-25-0196 on a Pulte Homes proposal for a roughly 55.152-acre residential subdivision, after several commissioners raised concerns about the project's smallest 45-foot lots and the city's standing water resolution.

The item, which the applicant is pursuing in tandem with an annexation request to the City Council, would reclassify the parcel from interim SFR-1B to a mix of single-family urban, compact and limited districts to allow a range of lot widths. Michael Chanowski of the planning department told commissioners staff recommended approval if the commission found the project compatible with the comprehensive plan but flagged that the current water resolution prioritizes lower-density rezonings.
