The Leander Planning and Zoning Commission voted to approve a five-year special use permit to allow used vehicle sales on roughly 0.73 acres at 2401 South U.S. 183 (Parcel R03857).
Karina Castillo of the city planning department explained the request as the first step in the zoning process to authorize an interim used-car dealership at the site. "This SUP would allow the use as an interim use for a 5 year limit with the option for an extension at the end of the term," Castillo said, adding that the site lost prior nonconforming status after a different use began operating.
Staff recommended approval, noting the interim timeframe and surrounding commercial uses, including a self-storage facility. Commissioners asked how the recent 183-corridor study related to parcel-level zoning; Castillo said the corridor study focused on road layout and turning movements and did not prescribe specific zoning for each property.
With no public speakers on the item, commissioners emphasized the temporary nature of the permit and the expectation that the site will be redeveloped later. A motion to approve carried unanimously.
The permit allows the use for five years; the applicant indicated plans to redevelop the parcel after the interim period but provided no detailed redevelopment schedule during the meeting.
