The planning board heard a concept review March 10 for a proposed conversion of a downtown building into approximately 120 residential units. Daniel Hertzberg (Hertzberg and Hertzberg), speaking for the applicant with Ryan Janko (Janko Companies) present, said the plan would convert floors 2 through 10 into apartments, retain commercial uses and parking on the first floor, and add resident amenities (fitness center, coworking space, library).
Presenters said they do not plan exterior changes and intend to rely on the underused Green Street Garage for tenant parking. Board members asked practical questions about trash collection (trash rooms and chutes versus collection frequency) and where loading and service access would be located. Staff noted the parcel sits within a historic resource overlay and that conversion will require referrals and a major DPR if over threshold for building alterations.
As a concept review, the board offered feedback but took no formal action; staff said additional planning comments and referrals will follow when a fuller submission is filed.
