The Albany City Planning Board on March 10 approved a demolition review for a 2,600 square‑foot commercial building at 161 Washington Avenue to allow a Brew Team New York franchisee to replace the structure with a drive‑through Brew 7 coffee stand.
Larry Adler, who identified himself as the Brew Team New York franchisee for upstate New York, said the replacement building would be about 510 square feet and drive‑through only. Adler said the contractor will salvage reusable ductwork, furniture and fixtures from the existing structure and that the applicant hopes to begin demolition in June and open about 12 to 13 weeks later.
Planning staff explained demolition review standards and notice requirements, saying posted notice to adjacent properties is required but mailed notice and newspaper publication are not for this class of demolition. Staff said they reached out to the Pine Bush Commission, which had no comments on demolition but requested a copy of the future site plan application for review. The county planning board provided an advisory comment asking to see the site plan when submitted for site plan review.
The board moved and seconded to approve the demolition review; members voted 'aye.'
