Gallatin County commissioners on Oct. 28 approved a family-transfer exemption from subdivision review that will create one additional parcel for Krista Pierce to construct a primary residence.
City-County planner Jason Carvedo entered his staff report into the record, describing the property location and noting no zoning applies to the parcel; the transfer would create one additional parcel (Tract 482) while retaining the granter's residence on Tract 481. Staff reported that environmental health and court clerk review returned no issues after minor corrections to the certificate of survey.
Sarah Fredericks, the applicant's representative with Highlight Engineers, confirmed the DEQ has approved well and drainfield locations for the family transfer and that the grantors intend to continue living on the retained parcel. Leonard Pierce, testifying under oath, said he has owned the property since 2014 and intends the parcel transfer to provide a primary residence for his daughter.
Commissioner (voice S2) moved to adopt the findings in the staff report and approve the family transfer exemption; the commission adopted the findings and recorded affirmative votes.
The approval is subject to standard recording and permitting steps; no public comment was received during the hearing on this item.
