At its Oct. 21, 2025 meeting, the Gallatin County Commission approved several land‑use and routine actions affecting local subdivisions and county operations.
The commission approved the consent agenda, which included claims and warrants totaling $1,482,616.24 and several contract and asset‑disposal items that were read into the record.
Family transfer exemption approved: The commission adopted staff findings and approved a family transfer exemption requested by Keith and Kaye Bridal for a 20.37‑acre unzoned property near 115 Bushnell Road in Bozeman. Planning staff reported the proposal creates two parcels (2.76 and 2.22 acres) for the applicants' sons, Jack and Alex Bright, who plan to build residences and remain in the Gallatin Valley. A commissioner moved to adopt the staff findings and approve the exemption; the motion passed unanimously.
Woodland Park Phase 6 extension approved: The commission extended preliminary‑plat approval for Woodland Park Phase 6 (phases 6a/6b/6c) until Sept. 20, 2028. Staff said the subdivider (RBS Development LLC / Gulch Hill West LLC) requested the three‑year extension because Ray Water & Sewer District capacity delayed infrastructure work. The amended phasing schedule anticipates 44 lots in phase 6a (2026), 47 lots in 6b (2026), and 34 lots in 6c (2027). The commission also authorized the chair to sign a written agreement documenting the extension; the motion to extend passed unanimously.
Denny Creek Campground extension approved: The commission extended the preliminary‑plat approval for Denny Creek Campground (approximately 130 acres near Targhee Pass Highway) to Dec. 13, 2030. Planning staff said Montana Department of Transportation right‑of‑way improvements on Targhee Pass Highway are scheduled to begin in 2027 and are a precondition for the applicant to meet prior conditions of approval. The commission adopted staff findings and approved the five‑year extension by unanimous vote.
What this means: The approvals are procedural extensions and do not change conditions of prior approval; commissioners said the extensions allow time for necessary infrastructure (water, sewer, highway improvements) to be completed and preserve the county's ability to enforce previously adopted conditions.
Next steps: Staff will track MDT and water‑and‑sewer district project timelines and return with any required follow‑up or agreements for execution.
