The Sanger City Council on March 2 approved Ordinance 031026 to amend the planned development (PD) for Sanger Circle Phase 7, allowing the PD to include an additional 0.628 acres and to convert 1.283 acres of open space into residential lots.
City planning staff said the added land enables the creation of 10 additional lots sized about 55 by 120 feet and that the change does not alter the PD language itself. “With that added land to the open space that currently exists, they will be able to add 10 more residential lots to this development,” a city staff member told the council.
Because the amendment reduces dedicated open space, staff explained a per‑lot parkland dedication fee will apply; the fee was stated as $274 per lot. Staff also said the HOA would maintain some open-space pockets and that notices were mailed to 46 properties with one reply in favor.
A council member moved to approve the ordinance and the motion passed unanimously.
The approval allows the developer to move forward with the expanded lot layout subject to payment of parkland dedication fees and any remaining site approvals required by city staff.
