Commission grants second extension for Snake River West final plat amid infrastructure work

The Idaho Falls Planning and Zoning Commission on Dec. 9 granted a second extension for the final plat of Snake River West Division 1 to allow the developer more time to complete outstanding infrastructure work and resolve technical issues.
City staff described the project’s long history — the plat process began in 2022 and paused while the property participated in IFRA-related work — and said remaining complications include a canal, road alignments and property-boundary issues. Staff noted the bridge serving part of the project is largely complete (staff stated about 80% finished) but that other items remain to be finished before final plat approval can be recorded.
Commissioners discussed whether previously requested infrastructure conditions (for street improvements and the Whitewater bridge) remain necessary; staff said those improvements are part of the project’s obligations and that plat-recording details will reflect required street and utility work. A commissioner raised a question about a 20-foot public utility easement on the eastern portion of the plat; staff responded that the easement accommodates power, water and sewer and that the recorded easements are designed to avoid conflicts among utilities.
The commission moved to approve the extension; a second was recorded and the motion passed by unanimous voice vote. Staff said the extension is intended to provide time to resolve the remaining infrastructure and coordination matters with IFRA and other stakeholders.
The extension does not change the conditions required for final plat approval; staff and the developer will continue to work through infrastructure requirements before the plat is recorded.
