Edmond council reviews mid‑project draft of Unified Development Code; consultants propose four context areas and codified standards
Summary
Consultants from Friese and Nichols presented a mid‑project update on a proposed Unified Development Code for Edmond, proposing four context areas (rural, suburban, urban, corridors), 13 zoning districts to replace 30+ current districts, and a shift from points‑based incentives to codified minimum standards.
Consultants presented a mid‑project update to the Edmond City Council on a proposed Unified Development Code (UDC) that would reorganize the city’s zoning into four context areas and reduce the number of zoning districts.
Dawn Warrick, project manager with Friese and Nichols, told the council the team has been working through a diagnostic report that reviewed Titles 21, 22 and 23 and compared the existing code to the city’s long‑range planning policies. “We’re excited to give you an update on this code project,” Warrick said as she opened the consultants’ briefing.
The proposal would divide Edmond into rural, suburban, urban and corridor context areas and align proposed zoning districts to those geographies. The consultants said the draft framework proposes 13 districts to replace more than 30 existing districts, with draft tear sheets for each district that would list purpose statements, dimensional requirements and design standards.
