Buffalo County grants special-use permit for two signs on Rouse subdivision

The Buffalo County Board of Commissioners approved a special-use permit June 14 to allow installation of two commercial signs on tax parcel 620207030 and parcel 620207010 (Rouse Second and Rouse Fourth Administrative Subdivisions). The permit application was filed by Tri City Sign on behalf of Mark and Peggy Garrels and was adopted as Resolution 2022-24.
Chairman Ivan Klein opened a public hearing at 9:22 A.M.; Zoning Administrator Dennise Daniels and Brandon Garrels (applicant’s representative) were present to answer questions. No members of the public addressed the board. The Planning and Zoning Commission had reviewed the application on May 19 and forwarded it to the County Commissioners after a 6–0 vote (three absences, no abstentions). The board approved the special-use permit by roll-call vote.
Resolution 2022-24 notes the legal descriptions of the parcels, requires signage to be set back no closer than 14 feet from the Keystone Road right-of-way (formerly Nebraska State Highway No. 10), states that sign content must relate to the business on the premises, and finds the request complies with Section 6.2 of the county’s Zoning Regulations. The resolution also reserves the board’s power to revoke the permit for failure to comply with terms and provides that a copy of the resolution be filed against the subject property.
The minutes record the board’s findings and the conditions placed on the permit; no appeals or objections were recorded at the hearing.
