At its June 27 meeting the Buffalo County Board of Commissioners approved a minor subdivision in Miracle Hills Estates, authorizing county zoning officials to file the survey and resolution with the Register of Deeds.
Zoning Administrator Dennise Daniels presented the agenda item and the board heard the application from licensed land surveyor Mitch Humphrey on behalf of Ryan and Morgan Fjeldheim. The application sought to divide Lot 7, Block Two, into two tracts described in the survey as "The West Tract" (containing approximately 4.70 acres) and "The East Tract" (containing approximately 5.20 acres). The property lies in the Agricultural Residential (AGR) Zoning District.
After the public hearing the board moved to approve the minor subdivision per the survey and findings that the change meets Buffalo County's Subdivision Resolution requirements (Section 3.20 and related provisions). The motion (moved by Ronald Loeffelholz and seconded by Timothy Higgins) passed by unanimous roll call. The resolution (2023‑36) authorizes the chairperson and county zoning officials to sign and file the survey so the subdivision change will take effect when recorded with the Register of Deeds.
The action was recorded in the minutes as Resolution 2023‑36 and the board found no public utilities occupy the lot line proposed to be moved.
