The developer described a substantial density reduction compared with an earlier submission: the transcript records the developer stating unit totals reduced from “244” to “158.” The developer also told commissioners that sidewalks are planned on one side of streets, a proposed secondary entrance would be gated and kept for emergency access only with an AUX box, and about 43 acres—roughly 37–38% of the site—would remain as greenspace dictated in part by stream buffers.
Commissioners asked about roadway ownership and noted earlier traffic reviews; staff said the county previously reviewed the traffic study and that staff would coordinate on any access changes. The plan no longer proposes certain larger amenities (the developer said there would not be a clubhouse or pool) and will rely on natural trail amenities instead.
The commission voted to receive the rezoning request and set it for a public hearing at a later meeting. Staff will provide the legal notice and confirm road ownership and any required improvements before the hearing.
