The Buffalo County Board of Commissioners approved Resolution 2025-70 on Dec. 9, 2025, authorizing the plat for the "T Smith Administrative Subdivision," a remnant tract of approximately 84 acres in an Agriculture zoning district.
The action followed a public hearing opened by Chairperson Sherry Morrow and a presentation by licensed land surveyor Mitch Humphrey on behalf of Teresa R. Smith and Amy L. Danielson, personal representative of the Robert E. Smith Estate. Del and Florence Lienemann asked questions about the survey during the hearing. After closing the public hearing, Commissioner Ronald Loeffelholz moved to approve the subdivision; Commissioner Daniel Lynch seconded and the board voted unanimously to adopt Resolution 2025-70.
The written findings recorded in the resolution state the proposed plat meets Buffalo County’s Subdivision Resolution requirements under Section 3.02, that the tract contains about 84 remnant acres, Coal Chute Road abuts the subdivision and meets county minimum width standards without additional dedications, and that title search paperwork provided to the County Attorney’s Office cleared title as to county interests. The resolution directs that the plat be filed and recorded in the Office of the Register of Deeds for Buffalo County.
No dollar amounts or additional conditions were recorded in the minutes. The subdivision approval is a ministerial land-use action under county resolution and the clerk will file the recorded plat with the Register of Deeds as provided in the resolution.
