Planning Commission approves Old Well Road subdivision after survey omission noted

The Charlotte County Planning Commission approved the Old Well Road subdivision plat at its Dec. 18 meeting after the applicant submitted an updated plat and addressed several staff‑noted deficiencies.

Deputy County Administrator Monica Elder told commissioners she had sent a deficiency letter after the November meeting; the applicant then provided an updated plat, removed most advertising signs from the property and deleted online listings for the parcels, and staff confirmed the parcels are not in a dam inundation zone. Commissioner Curtis Morton moved to approve the plat; David Watkins Jr. seconded the motion.

Commissioners raised two lingering concerns before the vote. Commissioner Brian Poindexter said an overhead power line on Lot 3 was not mapped on the submitted plat. When Chairman Benn called on the applicant’s representative, Tim Butler stated, "it was an omission in the field survey." Staff also read a list of outstanding items carried over from November: the owner’s signature; execution of the owner’s consent; a signature line for the Planning Commission; any required utility easements; and the zoning classification.

The motion to approve carried, with Brian Poindexter abstaining and all other members present voting yes. The commission asked staff to recheck the deficiencies listed and confirm corrected items before final plat recording.

The commission set no additional conditions beyond staff’s review and did not postpone approval; the record shows the applicant must still provide the items listed by staff before the plat is finalized.
