Commission flags recurring permit variances and sidewalk problem; member to pursue trailer wastewater concern

Chair Lane Allred told the Planning & Zoning Commission Jan. 6 that staff and homeowners have encountered recurring problems with building permits, including cases where the required 30-foot side-yard variances were not provided and where homes facing a "gathering street" cannot have sidewalks routed to that street.

Board Member David Allred acknowledged he had not yet signed off on pending building permits in the Civic Review system but said he will do so prior to requesting inspections. Lane Allred said homeowners have been notified about variance and sidewalk issues and that she will discuss the recurring permit errors with Terry Allred to prevent them from continuing.

On an unrelated item of unfinished business, Board Member Bryan Matthews said he had not been able to follow up on a trailer wastewater concern; he committed to contacting the landowner and providing an update before the commission's February meeting. Town staff member Neva Ray said she had attempted to correct typos on the Rocky Ridge town website but could not save the edits and will work with Tim Allred to implement the corrections.

These items were recorded as operational follow-ups rather than formal actions; commissioners did not adopt new policy or change permitting rules at the meeting. The commission set the follow-up tasks and will revisit progress at a future meeting.
