Council approves first reading to rezone N. Main Street parcel; defers second reading on Country Lane request

Sumter County Council granted first-reading approval March 8 to rezone a roughly 1.77-acre tract at 2175 N. Main St. (tax map #246-02-02-001) from Neighborhood Commercial (NC) to Agricultural Conservation (AC).
Helen Roodman, the county’s Director of Planning, told council the applicant intends to develop a membership sports and recreation facility. Roodman noted that, under the county Zoning & Development Standards, membership sports and recreation clubs (SIC Code 7997) are a conditional use in the AC district and that the Planning Commission recommended approval.
Vice Chairman James R. Byrd Jr. moved for first reading approval; Councilman Vivian Fleming McGhaney seconded and the motion carried unanimously.
Separately, council addressed RZ-21-26, a second-reading rezoning request for a 5.81-acre parcel at 4065 Country Lane (tax map #159-00-02-007) seeking rezoning from General Residential (GR) to Agricultural Conservation (AC). The property owner, Mr. Dyson, requested additional time to meet with neighboring property owners; council voted unanimously to defer second reading to allow that outreach.
The rezoning approval at first reading does not itself change permitted uses until final reading and any applicable conditional-use processes are completed. Roodman said that, if rezoned to AC, the property at N. Main Street would be subject to the AC district’s permitted and conditional-use table in Article 3, Exhibit 3-5 of the county ordinance.
Next steps: the applicant for RZ-22-01 will proceed through the county’s conditional-use and final-reading processes as required; the RZ-21-26 request will return to council after the owner meets with neighbors.
