At its Nov. 13 meeting the Ten Mile Planning Commission heard staff recommend approval of PLN25-056, a Class 4 Location and Extent for a proposed Pine Cove Ranger Station and associated improvements at 1500 Peninsula Road (Pine Cove Campground), in the NR-2 zone.
Staff told the commission the project aligns with the Ten Mile Master Plan and advances policies supporting recreation and protection of natural resources. The staff presentation listed four findings supporting the recommendation: that the proposal conforms to the Ten Mile Master Plan and supports recreation and environmental policies; that it is compatible with the existing Frisco Peninsula and U.S. Forest Service (USFS) developed recreational facilities; that substantial adverse environmental, aesthetic, and infrastructure impacts have been mitigated to the Planning Commission’s satisfaction and that the project meets applicable federal regulations; and that the development is consistent with public health, safety and welfare by providing a local center for education, supplies and safety operations.
Staff identified two conditions to be satisfied before work begins: a grading and excavation (GE) permit meeting all Engineering and Road and Bridge Department requirements must be obtained prior to any site disturbance, and building permits are required for all construction on the site.
The staff report also identifies the site as supporting public-safety operations and educational resources for campground users. The item description references the Summit County Sheriff’s Office and notes the site’s relationship to USFS facilities on the Frisco Peninsula.
