Sumter County Council denies rezoning request for 2550 Highway 261 South

Helen Roodman, Sumter County planning director, presented a rezoning request (RZ-22-04) from applicant Alphonso Golden to reclassify about 5.92 acres at 2550 Highway 261 South from Agricultural Conservation (AC) to General Residential (GR).
Roodman told council the AC district allows single-family homes but requires a minimum lot size of 1 acre and 60 feet of public frontage; the applicant wants smaller lots, which would be permitted under GR zoning. She said GR zoning would allow housing types down to 6,000 square feet (zero-lot line, townhouses, duplexes and small multifamily), and described the parcel as influenced by the county’s Conservation Planning Area and located just west of the Military Protection Planning Area in the Sumter 2040 Comprehensive Plan.
Roodman said Planning Staff and the Planning Commission recommended denial because GR is generally incompatible with the Conservation Planning Area designation and the applicant’s request could conflict with protections intended for environmentally sensitive lands and the nearby military installations.
Councilman Edens moved to deny second reading of the rezoning request; Councilman Baker seconded. Council voted unanimously to deny second reading to RZ-22-04.
The denial preserves the property’s AC zoning and the larger minimum lot-size and frontage standards that apply under that classification. The meeting record does not show any amendment or alternative proposal for the property at this session.
