The Snowflake Town Council approved several land-use actions on June 1, including a special use permit to convert an existing shop building into caretaker lodging in a Heavy Industrial zone, approval to place an alpenglobe contingent on permitting rules, and a variance to allow a mechanic and body shop. Scott Allen presented multiple planning items that had been recommended by the Planning and Zoning Commission. Council members raised health, safety and precedent concerns over allowing a residence within a Heavy Industrial zone. Councilmember Byron Lewis said he wanted to consult the town attorney about potential liability and proposed stipulating a special-use permit limited to the Black family and revocable if the property is ever sold outside the family; Brian Richards said the town anticipates converting the area to residential use once mining activity ends.
Tiffani Black, speaking for the applicants, described the site as "pretty secluded where it is." Councilmember Cory Johnson moved and Bob Flake seconded to approve a special use permit converting the shop to caretaker lodging; the motion passed unanimously with two members absent. Council then voted to approve, if required, placement of an alpenglobe on parcel 202-11-054A and approved a variance to allow a mechanic and body shop on parcel 202-11-015; both motions passed unanimously with Lynn Johnson and Allison Perkins excused.
On a separate land-use request to allow a second manufactured home or RV on parcel 202-11-280A, Councilmember Cory Johnson moved and Bob Flake seconded to table the item pending further investigation; the motion passed unanimously. Planning and Zoning had recommended approval for that request, but the council postponed action to gather additional information.
