At its June 13 meeting, the Whitfield County Board of Commissioners approved multiple rezoning requests and placed conditions on several approvals after staff recommendations and public comment.
Resident Brandon Roach spoke during public comment to urge a limit on density for Brass Investments' rezoning application (parcel 12-117-04-000). Following that public comment, the board approved Brass Investments' request to rezone 1.02 acres at 2735 Chattanooga Road from R-2 (Low Density Single Family Residential) to R-3 (Medium Density Single Family Residential) with a condition limiting the site to three tracts. The motion passed 4-0.
Other land-use actions included: - Rezone of 16.14 acres at 2088 Bowers Road (Mary Hyder) from R-2 to SA — approved 4-0. - Rezone of 17.76 acres at Tucker School Road/Keith Valley Road (Louise and Danny Wise) from GA to R-1 — approved 4-0. - Rezone of parcels at 2319 Cleveland Highway (Diana Rico) from R-2 to C-1 or C-2 with conditions limiting access, requiring a buffer and restricting commercial use to personal and professional offices — approved 4-0. - Rezone of 2310/2318 Cleveland Highway (Wes Jones) from C-2 and R-2 to R-4 (Zero Lot Line) — Commissioner John Thomas recused himself; motion approved 3-0. - Rezone of parcels at 3424 Chattanooga Road (Crow Road Holdings) from C-2 to R-5 — approved 4-0.
The board also registered no land-use classification objection to two municipal annexations (City of Varnell parcel 11-263-01-188 and City of Dalton parcel 12-184-01-044) by separate motions.
Why it matters: Rezoning decisions shape permitted uses and density in neighborhoods; the board’s condition to limit density on the Brass Investments parcel followed resident concern and modifies the developer’s approved plan.
What comes next: Approved rezonings will be reflected in county land-use records. Conditions attached to approvals (access limitations, buffers, use restrictions, density limits) are enforceable as part of the zoning action.
