Commissioners approve rezoning for 48.44-acre parcel, amend sign regulations; consent agenda includes $1.4M bridge award

Chris Davis, Director of Community Development, said the Planning Commission recommended approval of TC-ZA-23-04 to rezone 48.44 acres (Tax Map 0048 Parcel 041) from WLI (Wholesale Light Industrial) to AG (Agriculture) to permit residential and agricultural uses; the board approved the rezoning by a 6-0 vote after a public hearing in which Tim Butler spoke in support and one person had opposed at the Planning Commission meeting.
Davis also presented TC-TA-23-03, a zoning text amendment to the Unified Development Code to increase the number of allowed wall signs in CC, CG, WLI and HI districts from one to four, subject to a cumulative area limit of 96 square feet and a stipulation that wall signs not cover more than 40% of a wall. The Planning Commission recommended approval and no public comments were made; the board approved the amendment 6-0.
On the consent agenda the board approved multiple items including a Microsoft licensing agreement for $46,717.80, grant awards for the Adult Felony Drug Court ($293,565) and the Tift County DUI-Drug Court ($114,246), and issued a Notice of Award to Southern Concrete Construction for the Mitchell Store Road Bridge Replacement Project over Arnold Creek for $1,400,898.43 to be paid from TIA funds; the consent agenda motion carried 6-0.
The rezoning and sign-code changes alter development parameters in Tift County and may affect future commercial and residential proposals; the bridge award advances an infrastructure replacement project funded from transportation improvement allocations.
The board took no further public hearings on these items and no additional amendments were proposed at the meeting.
