Tift County approves Waterford Subdivision Phase 2, 19 new lots cleared for construction

The Tift County Board of Commissioners on Sept. 11 approved a request from Waterford Investment Group to begin construction on Phase 2 of the Waterford Subdivision, a plan that includes 19 lots, paving of Kilarney Drive and the extension of water and sewer infrastructure.
Community Development Services Director Chris Davis told the board the subdivision was submitted and approved several years ago but only Phase 1 was constructed; Phase 2 would reopen a second entrance on Paulk Road and require extension of public utilities. County Attorney Hank Pittman opened the public hearing and, after no public comments in favor and one person recorded as opposed, closed the hearing.
Commissioner Stan Stalnaker moved to approve the petition (TC-ZA-23-07); Commissioner Melissa Hughes seconded the motion. The board recorded the motion as carried, with six affirmative votes and Commissioner Fred "Buck" Rigdon recorded as having a conflict and not participating in the vote.
Why it matters: Approval allows the developer to move forward with construction and utility work that will change local road configurations and extend county services into the subdivision. The decision also triggered the requirement that paving and utility improvements meet county standards before final acceptance.
