Tift County staff proposes Highway 82 West commercial overlay, planning commission recommends changes

Community Development Services Director Chris Davis told the Tift County Board of Commissioners at a workshop Oct. 3 that staff is proposing a commercial overlay district along a section of Highway 82 West to guide parcel-level commercial growth without wholesale rezoning.
Under the staff proposal, the overlay would begin at 3732 Highway 82 West and extend west to the Ty Ty city limits, expanding roughly 1,000 feet north and south from the highway center line. Parcels inside the overlay would retain their current base zoning classification but could be developed for uses permitted under CC (Community Commercial) and GB (General Business) categories in the Tift County Unified Development Code. Davis said the overlay is intended to follow the county’s Comprehensive Plan and to reduce the number of parcel-by-parcel rezoning requests.
The Greater Tift County Planning Commission recommended approval of the overlay with two changes: shift the overlay boundary to begin at Ray Taylor and Isabella Nashville Roads, and require that every overlay-use request be considered by the Tift County Board of Commissioners. Davis also noted that if the overlay were approved, a pending rezoning petition on Highway 82 West (TC-ZA-23-09) likely would not be necessary. The workshop minutes record the proposal for committee and board consideration; no final action was taken at the workshop.
