Tift County board approves Highway 82 West commercial overlay to ease rezoning

Community Development Services Director Chris Davis told the board staff prepared the overlay to "create a commercial overlay district along Highway 82 west" aligned with the county comprehensive plan and said it "should decrease the number of requested parcel rezonings and would allow uses in the Tift County Unified Development Code under CC (Community Commercial) and GB (General Business)." The overlay will begin at 3732 Highway 82 West and extend west to the Ty Ty city limits, with a lateral depth of 1,000 feet measured from the road centerline.
The Greater Tift County Planning Commission reviewed the proposal before the board. County Attorney Anthony Rowell opened and closed the public hearing with no public input recorded on this item. Commissioner Greg Wood moved to approve TC-TA-23-05; Commissioner Paul Webb seconded the motion, and the board approved it on a 6-0 vote.
Under the approved approach, parcels within the overlay retain their current base zoning but are allowed to develop using community commercial (CC) or general business (GB) uses when the full project is inside the overlay boundaries. County staff must amend Chapter 2 of the Unified Development Code to add Section 2.02.04 and include a map showing the overlay district.
Why it matters: the overlay is intended to allow commercial development to proceed without individual rezoning for each parcel along this stretch of Highway 82 West, streamlining approvals for uses already anticipated by the county's comprehensive plan. Implementation will require staff to finalize code text and produce an official map.
The board took the action on a motion by Commissioner Greg Wood and a second by Commissioner Paul Webb. No formal vote record naming each commissioner was provided beyond the 6-0 tally.
