Duchesne County approves rezoning of 5-acre Cove Estates parcel to A-5 Agriculture

Duchesne County commissioners unanimously approved an ordinance rezoning a 5.00-acre parcel in the Cove Estates subdivision from Industrial to A-5 Agriculture, permitting residential use on the lot.
Community Development Assistant Director Mike Gottfredson told the commission that Jonathan Wilkerson owns the parcel at the corner of 1125 South and 3800 West, west of Roosevelt, and that the requested change would allow a home or housing to be built on Lot 25. Gottfredson said the Industrial zoning currently prohibits residential development but that the requested zoning would be consistent with surrounding properties and that the county’s Planning Commission had reviewed the request at a Feb. 4 public hearing and unanimously recommended approval. Gottfredson also stated that, despite the technical zoning change, no actual change in land use was anticipated.
Commissioner Tracy Killian moved to approve the zoning map amendment and Commissioner Jeff Chugg seconded the motion. Chairman Greg Miles and both commissioners voted aye and the motion passed. The action was recorded as Ordinance No. 26-429, an ordinance amending the Duchesne County Zoning Map to rezone the described property from Industrial to A-5 Agriculture.
The ordinance amends the county zoning map for parcel #00-0013-5040. The minutes record no public comment during the hearing. The Planning Division presented findings of fact and a map showing the parcel and adjacent zoning districts prior to the commission’s vote.
The ordinance takes effect according to county procedures for map amendments; the minutes do not specify an effective date beyond the adoption recorded at the Feb. 17 meeting.
