The Snowflake Town Council on June 7 approved a zoning change and considered multiple variance requests.
The council approved Ordinance 2022-06 (motion by Ballard, seconded by Johnson C) to rezone parcel 202-30-002G from Agriculture to Residential-One so the owner could split the parcel into three lots; the motion passed unanimously among members present (Bjornn absent). Applicant Mr. Davis told the council his plan was to split the parcel.
A variance request from Mr. Howard to split parcel 202-05-066S into five usable lots drew discussion about neighborhood impacts and application of subdivision standards. Member Brimhall moved to approve the variance but the motion "died for lack of a second," leaving the request unresolved. Member Johnson C expressed concern about fairness to applicants who follow subdivision rules.
An applicant identified as Flake (parcel 202-13-030A) was not present; the council unanimously moved to table the request pending more information. Jim Adair’s request for smaller setbacks at parcel 202-41-139 generated discussion but no motion; the council asked the applicant to revise plans and return.
Separately, the council approved a special use permit allowing applicant Boykin to place a park model on parcel 303-94-028F while a primary dwelling is constructed, with a time limit not to exceed 18 months (motion by Ballard, seconded by Johnson C).
