County planners commend Boyne City master plan draft, suggest map and wording clarifications

Chairperson Nancy Ferguson proposed wording changes and map‑legend improvements (for example, replacing the phrase “aside from” with “including,” using distinct colors rather than similar shades for map categories, and correcting “Charlevoix Lake” to “Lake Charlevoix”). Commissioners noted the plan’s illustrations of three redevelopment sites and its treatment of missing‑middle housing as particularly useful to prospective developers and the community. Commissioner Marshal Bakker and others highlighted the plan’s housing needs assessment; Bakker asked whether the draft satisfies the state law that went into effect at the end of March concerning housing content in master plans.
Planning Director Kiersten Stark said the draft appears to meet the new statutory requirements for housing content. Commissioners also discussed the differing scale and needs of urban versus rural communities and observed that the plan could help communities compete for grants by presenting focused redevelopment opportunities. The commission moved to send its comments to the City of Boyne City and to commend the city for the quality of the draft (motion by Pam Grassmick; second by Anna McGlashen).
