Tift County workshop advances two rezoning requests for Oakridge and Ferry Lake properties

The Tift County Board of Commissioners heard two rezoning petitions during its Feb. 6 workshop. Community Development Director Chris Davis told the board that Oakridge Properties, LLC and agent Jeremy Campbell seek to rezone 12.621 acres at 462 Oakridge Church Road from R8M/MHP (Residential/Manufactured Home Park) to WLI (Wholesale Light Industrial) so the property can be used as a manufactured-home sales lot with onsite repair, and that the site is currently vacant and adjacent to a manufactured-home park.
Davis said the Planning Commission reviewed the petition on Jan. 11, 2024, and recommended approval. No members of the public attended the workshop to oppose the request.
Davis also described a separate petition from owner Richard Arnett, represented by agent John Hicks, to rezone 2.88 acres on Ferry Lake Road from GB (General Business) to AG (Agriculture) to allow construction of a single-family home and an associated storage building. Davis noted that the property is surrounded by agricultural zoning and that the Planning Commission recommended approval; no opposition was recorded at the workshop.
Both items were presented as public hearings and were placed on the board's list for the Feb. 12 regular meeting for final action. The workshop record shows no public speakers against either rezoning request.
