The Snowflake Town Council moved to table a zoning change request for parcel 202-05-042B (Smith/Tenney) after area residents voiced concerns about converting a residential corridor to general commercial use.
Residents including Denise Poundstone and Travis Kay said the parcel sits on a main road (Centennial Blvd) and worried about the appearance, foundation feasibility because of soil issues, and possible impacts on property values. Town staff noted the General Plan had been updated recently and cautioned against spot zoning; Councilmember Byron Lewis said he wanted to hear additional input before reaching a decision. The motion to table the zoning request passed unanimously with Cory Johnson absent.
Separately, the council approved dedication of an 80-foot public roadway and utility easement for parcels 202-53-097B and 202-05-022D to secure non-motorized trail alignment and to deed a portion of the parcel to the town for park and trail use. The motion passed unanimously with Cory Johnson absent.
Councilmember Kerry Ballard said he would step down as vice mayor because of an upcoming surgery and nominated Councilmember JoAnne Guderian; Guderian accepted and the council unanimously approved the appointment.
Why it matters: Tabling a rezoning request preserves the status quo while the town and neighbors consider compatibility with the General Plan; the easement secures trail alignment and potential parkland, and the vice-mayor appointment addresses short-term leadership continuity.
Next steps: The rezoning applicant may return at a later meeting; staff will proceed with deed and trail alignment work for the dedicated easement.
