Polk County approves four zoning items, denies Planning recommendation on one
Summary

The Polk County Board of Commissioners on Dec. 3 approved multiple zoning changes affecting properties in Cedartown and Rockmart, and granted a variance tied to one of those rezonings.
The board unanimously approved Z24-16, a request from Christopher Bryce Hicks to rezone 1420 South Main Street in Cedartown from A-1 to C-1, and followed with unanimous approval of V24-09, a variance to relax lot-size, setback and buffer requirements for the same property. Commissioner Jordan Hubbard moved to approve Z24-16 and Commissioner Ray Carter moved to approve V24-09; both motions passed without dissent.
The board also unanimously approved Z24-17, a rezoning request from Sherri Lynn England to change 431 Coaling Road in Cedartown from A-1 to R-1. The Planning and Zoning Commission had recommended approval for these three items.
By contrast, the board approved Z24-18, a rezoning request from Larra Loveless for 59 Pea Ridge Road in Rockmart from A-1 to R-1 despite a Planning and Zoning recommendation of denial. Commissioner Ray Carter moved to approve the rezoning and Commissioner Jordan Hubbard seconded. The motion passed 4–1: Commissioners Carter, Hubbard, Gary Martin and Chuck Thaxton voted in favor; Commissioner Linda Liles voted against.
Items 5–10, which included several appointments to the Board of Elections, the Board of Assessors and the Planning and Zoning Commission to fill terms beginning Jan. 1, 2025, were tabled collectively.
The decisions take effect under county procedures; property owners or affected parties may seek additional information from the county planning office.
