The Butler County Board of Supervisors adopted Ordinance Title VI, Number 36 on Oct. 15, 2024, amending the county zoning map to rezone a 2.51‑acre parcel from A‑1 Agriculture to C‑M Commercial Manufacturing to allow a truck and trailer repair shop.
Planning and Zoning staff member Misty Kofron told the board that county zoning rules required the property to be rezoned for the proposed use; Deb McWhirter of the Planning & Zoning Commission reiterated Kofron’s explanation. The legal description included in the ordinance lists the parcel as containing 2.51 acres, including 0.23 acre of County Road T47 (Sinclair Avenue) right‑of‑way.
Supervisor Rusty Eddy moved to approve the ordinance’s first reading and Supervisor Greg Barnett seconded. The board then voted to waive the second and third readings and adopted the ordinance on the same day; the motions were recorded as unanimous (“All ayes”). Chairman Wayne Dralle and Supervisors Barnett and Eddy were present for the votes.
The ordinance text adopted amends the Butler County Zoning Ordinance (Ordinance Title VI, Number 28, adopted Nov. 1, 2022) by rescinding the A‑1 designation and applying C‑M classification to the described parcel, and includes standard severability and repealer provisions. The record shows the public hearing for this rezoning was opened and closed the same day with no additional public comment recorded.
The board’s action sets the zoning classification for property associated with the Eric Bixby filing; the record does not specify a timeline for any building permits or other approvals that would be required for the repair shop to begin operations.
