Sumter County Council unanimously denied second reading of a rezoning request for a portion of the property at 3535 Broad Street, city records show.
The item, filed as RZ-25-05 by applicant Nilesh Patel, would have rezoned a +/-2.44-acre portion of a 4.77-acre parcel (TMS# 186-00-01-005) from Residential-15 (R-15) to General Commercial (GC). A public hearing on the proposal took place on June 24, 2025; the council voted to deny second reading during its July 8 meeting after discussion and a motion by Council Member Charles T. Edens, seconded by Council Member Artie Baker.
Four residents of Wintergreen Subdivision spoke during the public comment period to repeat concerns they had raised earlier in the public hearing, urging the council to reject the commercial rezoning in a primarily residential area. The minutes record those comments but do not record direct quotes or specific safety, traffic, or zoning-code arguments; the residents’ concerns were entered into the public record as part of the meeting minutes.
The denial leaves the parcel zoned Residential-15. The council’s action on second reading was recorded as unanimous. The minutes note that the public hearing on this item had occurred previously on June 24, 2025, and that no further procedural steps were taken at tonight’s meeting beyond the denial on second reading.
The council meeting adjourned at 6:38 PM with no additional action on this site recorded.
