Summary
The board unanimously approved two rezoning petitions (an 83.26-acre AG-to-R-12 rezoning and a 4-acre AG-to-GB rezoning), approved Georgia Power easements at EB Hamilton Sports Complex and authorized preliminary courthouse renovation designs; multiple consent items including an alcohol license and facility contracts were also approved.
The Tift County Board of Commissioners approved two rezoning petitions, authorized utility easements and moved forward with courthouse design plans at its April 14 meeting.
By a 6-0 vote, the board approved Resolution No. 2025-11 (TC-ZA-25-02), a petition by Ken and Brian Ponder to rezone an 83.26-acre tract on U.S. Highway 319 S (Map 0048 Parcel 025) from AG (Agriculture) to R-12 (Medium Density Residential) for a proposed single-family subdivision. Community Development Support Director Chad Branch presented the item; County Attorney Anthony Rowell opened the public hearing. Lindy Bengston of Keller Williams Realty and civil engineer Larry Sanders spoke in favor before the board closed the hearing and approved the rezoning.
In a separate public hearing, the board approved Resolution No. 2025-12 (TC-ZA-25-03), a petition by Adcock Family Properties LLC to rezone a 4-acre tract along S Carpenter Road (Map 0046 Parcel 036) from AG to GB (General Business). The public hearing produced no public comments; following the required conflict-of-interest check, the board approved the request 6-0.
The board also approved Georgia Power easements needed for the well and maintenance building at the EB Hamilton Sports Complex after Public Works Director Jason Jordan explained the need for those easements. The board voted 6-0 to approve the easements.
County staff requested, and the board approved by unanimous vote, preliminary designs for courthouse renovations and additions so the architect can develop a full set of bid documents and construction plans. County Manager Jim Carter said approving preliminary plans will allow the architect to proceed to full drawings and bidding.
The consent agenda passed unanimously and included a nondisclosure agreement with the Georgia Emergency Communications Authority; a two-year voice and internet services agreement with AT&T; Webb's Floor Covering to install carpet at the Ag Extension Office ($19,278); Dependable Paint Company to paint the Driver's License Services building ($18,350); an agreement with Sowell Consulting LLC for recreation consulting; and approval of an alcohol license application submitted by Tajallah Rashid for Amar Indian Restaurant at 3121 S. Central Ave., Suite G.
Chairman Tony McBrayer said the City of Tifton has identified a grant to fund a land bank study to assess whether a land bank would be viable in Tift County; he said there would be no cost to the county and asked if there were objections, and none were raised. The board adjourned after routine commissioners’ comments.
All recorded motions during the meeting carried unanimously, with vote tallies noted in the official minutes as 6-0.
