The Polk County Board of Commissioners on June 4 approved several zoning changes and variance requests affecting residential and industrial parcels across the county.
The board voted to rezone 293 New Prospect Road from A‑1 to R‑1 following a Planning Commission recommendation and approved a related variance reducing the R‑1 minimum acreage requirement because existing homes are already located on the lot. The motions were made by Commissioner Jordan Hubbard and seconded by Commissioner Linda Liles; both measures passed unanimously.
Commissioners also approved V24‑04, a variance for Ronnie Spann allowing a reduced rear setback for an accessory structure at 1234 Stringer Road (motion by Commissioner Ray Carter, seconded by Commissioner Jordan Hubbard), and V24‑05, permitting Jonny and Lauren Coffey to place a guest house in front of the principal structure at 832 Brewster Field Road (motion by Commissioner Linda Liles, seconded by Commissioner Gary Martin). Both votes passed unanimously.
On the industrial side, the board approved a rezoning request for a parcel at the corner of Prospect Road and Highway 101 (Tax Parcel #053-104H) submitted by BRG 04 LLC, amending the applicant’s request from I‑2 to I‑1 before approving it (motion by Commissioner Chuck Thaxton, second by Commissioner Jordan Hubbard). The board also approved the rezoning of property at 70 Cornelius Road from A‑1 to R‑1 for Lance James (motion by Commissioner Ray Carter, second by Commissioner Chuck Thaxton).
Each item was presented with Planning Commission recommendations and applicants were present at the work session prior to the regular meeting. The approvals move these land‑use changes forward to the county’s records and allow applicants to proceed with required next steps under county zoning rules.
The Board concluded the land‑use portion of the agenda and moved on to other county business.
