Long County approves two rezoning requests to allow single-family lots

Long County Board of Commissioners voted unanimously on Aug. 1, 2023, to approve two rezoning requests that will allow single-family residential lots in Ludowici.
The board approved Rezoning Request Z-023-002, which reclassifies 6.63 acres (parcel 016 013 004) from AGF (Agricultural Forestry) to RR (Rural Residential), and Rezoning Request Z-023-007, which reclassifies 5.73 acres (parcel 016 013 006) from AGF to RR. Planning and Zoning Administrator Jessica Smith told commissioners the Planning and Zoning Board recommended approval of both requests; she said Z-023-002 had been tabled earlier because the lots did not meet the 150-foot road-frontage requirement but that a recent resurvey shows the property now meets that standard.
Chairman Robert Parker opened a public hearing at 9:00 a.m. on Aug. 1; Jessica Smith presented the Planning and Zoning Board’s findings, and the record shows no public comments were offered. During the subsequent regular meeting, Vice Chairman Gerald Blocker moved to approve Z-023-002 and Z-023-007; Commissioner John Reddish seconded both motions and the board voted to approve each request unanimously.
The rezoning approvals change the official zoning designation from agricultural forestry to rural residential for the listed parcels and permit the development of single-family lots as described in the applications. The board adopted the meeting minutes and formal signatures were recorded on Aug. 29, 2023.
