Four rezoning requests set for Aug. 5 public hearing after first reading in Coffee County

Coffee County commissioners opened first readings on four rezoning requests at the July 1 meeting and set a public hearing for Aug. 5, 2024.

County Administrator Wesley Vickers presented each item and noted the Planning Commission recommended approval on the larger CT Realty Investment Group request (142.10 acres at 450 Chaney Road) to rezone from AG (Agriculture) to W, HI (Warehouse/Heavy Industrial). Vickers said staff concurs with the Planning Commission recommendation. The CT Realty request was presented as a first reading; the public hearing is scheduled for Aug. 5.

Three additional first readings were presented and scheduled for the same public hearing: a request by Barbara White to rezone 11 acres at 58 Straight and Narrow Way from RM (Residential Mixed) to C (Commercial) to permit a recreational vehicle park (Planning Commission recommended approval; staff said approval would be contingent on guidelines in the County Land Development Code), a request by Maria and Heroldany Artiga to rezone 2.22 acres at 4079 Highway 32 West from R2 (Residential) to C (Commercial) to allow one or two buildings for commercial rental, and a request by Efrani Sanchez to rezone 0.81 acres at 4400 Highway 32 West from R1 (Residential) to C (Commercial) (parcel reduced in size due to a state road project). No members of the public spoke on the items during the July 1 meeting.

The Planning Commission dates and staff recommendations were referenced for each case; commissioners did not take final votes and will hear public comment and take final action following the Aug. 5 public hearings.
