Coffee County adopts R‑4 zoning to allow modular single‑family homes

The Coffee County Board of Commissioners on Oct. 7 approved an amendment to the county’s Land Development Code to add an R‑4 district that permits single‑family detached residences, including industrialized (modular) homes, on lots of at least one‑quarter acre with a minimum of 1,000 square feet of heated living space.
Mr. Jason Whiddon introduced the amendment and opened a public hearing. No members of the public commented during the hearing, and the board closed the hearing and voted to approve the code amendment unanimously.
County staff presented the amendment as a zoning option intended to expand permitted housing types. The board took no additional direction on implementation during the meeting.
The ordinance amendment was approved by a vote of the four commissioners present (Chairman Jimmy Kitchens, Vice Chairman Johnny Wayne Jowers, Commissioner AJ Dovers and Commissioner Ted O’Steen); Commissioner Oscar Paulk was absent.
