Catawba County authorizes condemnation request to help Catawba Valley Medical Center complete site assemblage

The Catawba County Board of Commissioners on Nov. 3 adopted a resolution authorizing Patrick, Harper & Dixon, LLP to pursue a civil condemnation action under Chapter 40A of the North Carolina General Statutes on behalf of Catawba Valley Medical Center (CVMC) to acquire a 0.14-acre parcel needed to complete an assembled site for a planned medical facility.
County staff said CVMC has assembled roughly 14.39 acres on Tate Boulevard and Lenoir-Rhyne Boulevard for a medical facility but cannot locate or contact the owners of a 0.14-acre parcel listed to the "Ella Dula Bost Heirs" that is entirely surrounded by CVMC property. The county-record parcel identification number is 371205088644. The staff report lists the parcel’s tax value as $7,300 and an appraised value of $5,900. CVMC's board of trustees requested that the county authorize the condemnation action; CVMC would pay legal fees and acquisition costs and no county tax revenue would be used for the process, staff said.
Commissioner Barbara G. Beatty moved the resolution and the Board adopted Resolution No. 2025-41 authorizing the law firm to institute condemnation proceedings. The resolution states the Board finds acquisition necessary and in the public interest. The staff report and resolution were entered into the record.
The motion authorizes counsel to proceed under Chapter 40A; specifics of valuation and compensation will be set through the condemnation process and any resulting proceedings.
