Jasper County approves rezoning of 3-acre Floyd Road parcel to Residential

RIDGELAND, S.C. — Jasper County Council approved the second reading on Jan. 6 to rezone a 3-acre parcel along Floyd Road from Rural Preservation to Residential.
Planning staff indicated the rezoning (Ordinance O-2025-01) was a staff-initiated request to make the parcel’s zoning consistent with adjacent property to permit combining the lots without creating a split-zoned parcel. Lisa Wagner told the Council the property is accessed by Floyd Road, a two-lane state-maintained local road, and that the Future Land Use Map designates the area Rural Conservation.
Two members of the public raised concerns during the hearing, including A. Fletcher and Mr. Bentley, who discussed traffic and neighborhood impacts. Councilman Joey Rowell moved approval; the motion passed unanimously.
The change is intended to allow the owner to combine the parcel with adjacent land and to enable residential use consistent with neighboring properties. Any future development would be subject to applicable county development regulations and permitting.
