The Snowflake Town Council on June 3 approved several land-use items in a series of largely unanimous votes and tabled one tentative map for further review.
Key formal actions: the council approved a variance permitting previously built secondary structures to remain at 2040 E Snowflake Blvd (motion by Greg Brimhall, second by Byron Lewis); adopted Ordinance 2025-05 to rezone parcel 202-31-003B (Hunt) to allow parcel splitting (motions to read and adopt passed unanimously); adopted Ordinance 2025-06 (202-38-004C, Lapiers) to allow splitting into three parcels (unanimous); and adopted Ordinance 2025-07 for 364 W Center (Gardner) to rezone to multifamily to allow an expansion to a duplex (unanimous). The council also approved a special use permit authorizing watchman quarters at 1470 & 1570 W Rutledge (motion by Byron Lewis, second by Reid Stinnett), noting the quarters had existed prior to the current code.
The Highland Village tentative map and associated variance requests were presented by staff but the owner was not present; council members raised concerns about a wash through the property, ingress/egress, sidewalks and buried utilities. Council voted to table the Highland Village item to the July agenda so planning and zoning notes and applicant participation can be clarified (motion by Mark Sheen, second by Byron Lewis).
All unanimous votes noted below were recorded with Cory Johnson absent unless otherwise specified. The council instructed staff to include planning and zoning notes in the July packet and to coordinate on utility and sidewalk expectations for future developments.
