Commissioners approve several subdivisions and flag groundwater and driveway‑grade concerns

The Lincoln County commissioners approved multiple subdivision files at their Aug. 3 session and discussed technical conditions tied to groundwater, septic systems and driveway grades.
Commissioners voted to approve File 205 MS 22 (Eagle Crest Subdivision), File 206 MS 22 (Harmony Creek South), File 415 SS 22 (Landis Subdivision) and File 416 SS 22 (To The Moon), each with findings and conditions of approval. Planner Emmett Mavy and Development Administrator Katie Gipson presented the monthly development report and answered detailed questions from the board.
Mavy noted that where properties are low‑lying near the Salt River developers have defaulted to requiring engineered septic systems; the plat includes warnings addressing high groundwater. Commissioners and applicants also discussed driveway grades: applicant Steve Johnson said driveways exceeding a 10% grade were possible but not certain; surveyor Ross Turner said the definition of 10% might require a time‑based interpretation in specific cases. Commissioner Hansen asked whether the Town of Alpine would annex the Landis property; applicant Jim Landis said annexation was not planned.
The Planning Office said it has budgeted for a new vehicle and that two trade vehicles would become available. Chairman King announced the hiring of Robert Davis as the new Planning Director, who will start later in August.
The approvals were entered on the consent agenda with recommended findings and conditions; the record shows the commission adopted the motions.
