Edmond Planning Commission approves minutes, lot split, plat extension, rezoning, easement closing and 2025 schedule; several items to go to City Council

The Edmond Planning Commission met Oct. 8 and approved a set of routine and land‑use agenda items, voting unanimously on each matter and forwarding several to the Edmond City Council for consideration Oct. 28.
The commission approved the regular meeting minutes from Sept. 17 as amended to note one commissioner’s abstention on that prior meeting. The commission then approved a lot split (DD20-46) to create four single-family lots at the northwest corner of Main and Walnut; staff said the site is about 7,000 square feet and the proposed lots would range from roughly 1,300 to 2,200 square feet. The lot-split item will be considered by City Council Oct. 28.
The commission granted a two-year extension for the preliminary plat PR21-00048 (known as '33 Fields'), which staff said was originally approved in 2022; staff said the plat covers about 85 acres and includes 236 lots with a minimum lot size of 4,400 square feet.
The body approved rezoning case Z24-00001 (see separate story) to a Planned Unit Development with a condition limiting buildings to one story; the commission forwarded that recommendation to Council on Oct. 28.
The commission approved ES20-46, a request from SDF Properties to close 15 feet on the north side of the 80-foot right of way on West 7th Street west of Fretz Avenue; staff said utilities were notified and no objections were received. Finally, the commission reviewed and approved its 2025 meeting schedule.
All motions passed by a recorded vote of 5-0 where tallies were announced; several land-use items will be taken up by City Council on Oct. 28 for final action.
