Commission sends Oak Tree (Rothmajor) preliminary plat to engineering review

The Benton County Planning Commission voted on October 15 to send the Rothmajor preliminary plat — to be named Oak Tree Subdivision — to county engineering review (Garver), after staff said the project’s drainage and slope characteristics warrant technical review.
Logan, staff planner, described the application as a preliminary plat for a 30-lot subdivision on a 115-acre property with about 40 acres to be developed. He said 29 lots are buildable and one lot will be retained as a common/detention lot; proposed lot sizes range from about 1 acre to 2.45 acres. Drainage plans were submitted but, because of the scope and potential impacts, staff recommended engineering review.
Commissioners asked about slope and infrastructure: Logan confirmed water service would be Benton County Water District 1, wastewater via individual septic systems and electricity by Black Hills. Commissioners flagged a steep northeast corner and requested review for slope and utilities. After discussion, the chair opened a motion to send the plat to engineering review; a second was provided and the commission approved the referral by roll call.
The commission directed staff to forward the application and engineering comments to Garver and to return to the commission after technical review. No variances or final plat approvals were granted at this meeting; the referral is for engineering review only.
