The Benton County Planning Board approved several noncontroversial items Oct. 1 after staff presented findings and conditions.
Snyder Estates (cases 25295 & 25375): Staff recommended approval of the final plat subject to submitting photographs of installed street signs and compliance with county engineer comments (road compaction, ditch work). The board approved the variance and final plat after confirming the final matched the 2022 preliminary plat.
Bliss Lake (cases 25353 & 25373): The board approved a nine‑lot final plat and a variance to allow a 0.76‑acre nonbuildable common lot maintained by the proposed POA. Staff confirmed private roads meet Benton County road standards, water service by Benton County Water Authority No. 5 and that the project’s drainage study showed no off‑site increases. The board approved both items with conditions to record covenants and erect street signs prior to final filing.
Arco amendment (case 25355): The board approved a site plan amendment to add a 3,240‑square‑foot addition and a 3,000‑square‑foot canopy to storage buildings in Gentry, subject to buffering, a commercial code study and compliance with Arkansas Fire Code 2021 and building inspector comments.
Cahill Property event center (case 25359): Staff found the proposed event center met criteria with conditions including a letter of electric service, ADA parking, and a driveway that can support fire apparatus. Neighbors raised traffic, runoff and alcohol‑service concerns; applicants said they will cap occupancy in client contracts, require off‑site shuttles for larger events, use licensed third‑party bartenders when alcohol is served, and added a detention pond in revised drainage materials. The board approved the site plan with conditions and required staff follow up on the updated drainage documentation.
Speakers and staff said final signed paperwork will follow once conditions (signage, covenants, drainage revisions, service letters) are met.
