The Big Horn County Board of County Commissioners unanimously approved an engagement letter Oct. 16 with certified general real estate appraiser Matt Bender to appraise a specified property in Hardin. The motion to approve was entertained by Commissioner Larry Vandersloot, seconded by Commissioner Lawrence Big Hair, and recorded as passed unanimously.
The engagement letter, signed by the appraiser, sets a $2,000 fee payable upon delivery of the completed report and anticipates a site inspection during October with report delivery on or before Oct. 31, 2025. The letter states the appraisal will determine the fair market value of the fee-simple estate and that the report is intended for use by county officials only. "The appraisal will be prepared in accordance with USPAP and the needs of the client, Big Horn County," the engagement letter states.
The minutes include the property legal description to be appraised and state that the appraisal will employ approaches appropriate to the property (cost, income capitalization or sales comparison). The board approved the engagement without recorded opposition; the minutes do not record which department requested the appraisal or whether a purchase offer is pending. County staff should follow up to confirm assignment details and payment processing.
