The Montrose County Planning Commission on Jan. 23 recommended approval of the Blue Dog Minor Subdivision, a minor adjustment to a 37‑acre parcel on Shavano Valley Road that will create one new lot.
Planning staff (Kim) told commissioners the parcel will access Shavano Valley Road, water service will be provided by Chiquita Water District, and wastewater will use septic systems; staff recommended approval. The applicant’s representative explained the east half of the 40‑acre parcel is irrigated farm ground while the proposed lots will use non‑irrigated ground on the west side.
Fred Beller of Delmont Consultants said, "This is a pretty straightforward plan" and explained the approach taken to obtain the 200 feet of road frontage required for a minor subdivision. Commissioners discussed a separate civil injunction that could delay later board action but was not a basis to deny the minor subdivision recommendation.
Commissioner Rocky Gabriel moved to approve the recommendation; David Seymour seconded and the motion passed by unanimous voice/hand vote. The planning commission’s recommendation will be forwarded to the Montrose County Commissioners for final action.
