Staff noted potential flash‑flood drainage patterns and described consultations with the county and engineering consultants; the applicant explained planned ponds, imported gravel for septic systems and measures to manage drainage. Commissioners found the proposal met county standards and approved it unanimously.
Next steps: approvals will be implemented according to standard subdivision permitting processes; any HOA or private covenants are separate from the county’s land‑use decision.
